A net zero district is one system, not a collection of efficient buildings

Districts that reliably achieve net zero operation are planned as one coordinated energy, water, and mobility system from the master plan stage, not assembled building by building.

Retrofitting coordination after individual buildings are designed independently rarely closes the performance gap between projected and actual district-level energy balance. The districts that hold their numbers are the ones where generation, storage, charging infrastructure, and building load were modeled together before a single foundation was poured.

That coordination, not a certification, is the deliverable on our real estate engagements: a working system that happens to contain several buildings, rather than several buildings that happen to share a boundary.
